01 — The land
The property encompasses roughly 100 acres of mixed forest, open meadow, marshland and a provincially significant wetland system — the kind of ground that takes decades to make and can't be assembled again.
Tucked away on a quiet sideroad and reached by a winding paved driveway through mature trees, it offers the ultimate escape while remaining ten minutes to Highway 401, forty to forty-five minutes to Toronto Pearson, and minutes from South Guelph.
Years of deliberate stewardship stand behind it. More than nine hundred trees have been planted since 2011 — you can read the rows from the air. The pond was dredged for wildlife. The bush is kept essentially clear of invasive species, and the woodland carries black walnut, sugar maple, white oak, hickory, beech, white pine, basswood, white spruce, cedar and larch.
02 — The trails
An extensive network of private trails winds through the property, connecting forest, wetland, meadow, wildlife viewing areas and quiet places to stop.
These aren't deer paths. They were designed and built — culverted, graded, and maintained for year-round use, with roughly 80% of the network reachable by tractor or ATV. A boardwalk of about 400 metres carries you across the marsh.
Hike beneath towering pines, birdwatch along the boardwalk, ski through fresh snow, or sit at the pond at sunset. Then keep going: the trails connect directly to the adjacent conservation trail systems.

04 — Conservation
The owners' long commitment to this land is formally recognised: 89.1 of the 100 acres are enrolled in two provincial incentive programs.
Those designations acknowledge the ecological value of the property and support the ongoing conservation and sustainable management of its natural features — a rare thing to inherit rather than have to build from scratch.
Program participation and current status should be independently verified with the Province and the Municipality.

08 — The residence
Designed by architect James Fryett, the 2,800 sq. ft. single-storey ranch was positioned to catch the light — oriented south for passive solar gain, and filled with it all day through expansive windows and skylights.
Vaulted ceilings open the scale up. The spectacular 40-foot living and dining room makes an inviting space for entertaining or for sitting still while the season changes outside. Three bedrooms and two bathrooms sit on the main floor.
The full-height lower level holds a self-contained guest suite: a bedroom of roughly 500 sq. ft., a 160 sq. ft. vestibule, a walk-in closet, a full four-piece bathroom and a walkout to the garden — genuine flexibility for guests or extended family.

About 10 kilometres, and they were built rather than worn in — culverted and properly graded, with roughly 400 metres of boardwalk across the marsh. Around 80 percent is reachable by tractor or ATV, and the network connects straight onto the adjoining conservation trail systems.
The heated, insulated 30 × 40 workshop has plumbing, a concrete floor and woodworking and metalworking benches, with a matching concrete apron outside, a 50 × 40 equipment driveshed alongside, parking for more than twenty vehicles and fibre optic internet. Permitted uses are a question for the Township of Puslinch — confirm your intended use before you rely on it.
The property reports 46.6 acres enrolled in the Conservation Land Tax Incentive Program and 42.5 acres in the Managed Forest Tax Incentive Program — 89.1 of the 100 acres. Enrolment and current status should be independently verified with the Province and the Municipality.
A Heatmor central wood furnace carries the house, with an electric forced-air backup, a Waterford Trinity cast-iron stove indoors and a transfer switch for backup power. Water comes from a drilled well of approximately 118 feet with a reported flow of 6.6 gallons per minute, with filtration, UV purification and a softener.
Ten minutes to Highway 401 and to South Guelph, five minutes to Victoria Park Golf Club and the Eden Mills ski trails, fifteen to the Bruce Trail and the Acton GO station, and forty to forty-five minutes to Toronto Pearson.
